Renting gives you contractual occupancy rights, not ownership of the land, and it does not grant immigration permission. Before committing to a long-term rental in Lombok, verify who can sign, use a bilingual agreement, separate every payment, and document the property condition at handover.
Short-term versus long-term rental: what changes?
A holiday booking and a residential lease can cover the same villa but create different expectations.

These are practical patterns, not a universal legal distinction triggered by a particular number of nights. Read the actual terms.
Also distinguish a six- or twelve-month home rental from purchasing a multi-decade lease interest. A 25-year arrangement involving construction, assignment or major investment warrants much deeper legal review.
Verify who can legally rent the property to you
Ask for the landlord’s identity and evidence of ownership or another lawful right to let the premises. Match the property address and documents to the place you inspected.
If the person offering the villa is a tenant, examine the underlying lease and permission to sublet. Your proposed rental should not outlast the rights supporting it.
For company-owned property, verify the company and the signatory’s authority. Where relevant, ask a lawyer whether co-owner, spouse or other consent is needed.
Power of attorney: a manager is not automatically the landlord
A power of attorney, or surat kuasa, authorises someone to act within its scope. Do not assume permission to advertise or show a house also permits signing a lease or collecting your money.
- Who granted the authority and whether they could do so.
- Which property and actions it covers.
- Whether signing, receiving payments and issuing receipts are authorised.
- Whether it remains effective and has been revoked or replaced.
Confirm the arrangement directly with the owner using independently verified contact details. If you appoint someone yourself, use a limited authority with a clear purpose and end date. Avoid blank or unnecessarily broad powers.
Use a bilingual agreement you actually understand
A rental contract in Indonesia for foreigners involving an Indonesian citizen or entity should include Bahasa Indonesia. Article 31 of Law 24/2009 also provides for the foreign party’s language and/or English.
Use matching versions signed together. Check names, amounts, dates, attachments and any clause determining which language governs differences in interpretation.
Do not assume an English-only contract is automatically worthless: Supreme Court guidance distinguishes the absence of a translation from circumstances involving bad faith. The practical choice is to avoid that argument by preparing a proper bilingual contract.
Contract clauses worth negotiating
A useful lease should answer everyday questions before they become disputes.
- Property and occupants: exact premises, parking, shared areas, permitted residents, pets and guests.
- Term and renewal: possession date, expiry, renewal notice, and the next rent or calculation method.
- Money: rent in clearly stated amounts, payment dates, deposit, taxes and every additional charge.
- Repairs: responsibilities for structural faults, appliances, routine servicing and tenant-caused damage.
- Privacy: landlord entry by appointment, with an emergency exception.
- Exit and disputes: notice, breach remedies, refunds, governing law and an appropriate dispute forum.
Address sale of the property, changes of manager and who remains responsible for your deposit. Include written arrangements for emergencies and a home becoming uninhabitable.
Sample contract points to discuss
These are illustrative negotiating terms, not statutory entitlements or a complete contract. Have them adapted and translated for your situation.
Deposit
“The landlord will return the undisputed deposit balance within 14 calendar days after handover. Deductions must be itemised and supported by evidence. Ordinary wear and pre-existing defects are excluded.”
Repairs and access
“The landlord is responsible for structural defects and appliance failures not caused by tenant misuse. Non-emergency entry requires at least 24 hours’ notice and an agreed appointment.”
Early departure
“After six months, the tenant may terminate with 60 days’ written notice. Prepaid rent for the period after termination is refunded, less the specifically agreed termination charge.”
Uninhabitable premises
“If damage not caused by the tenant makes the home uninhabitable, rent is suspended for the affected period. Either party may terminate after 14 days, with unused prepaid rent refunded.”
Define the termination charge, refund deadline, notice method and how uninhabitability is established. Vague promises of “reasonable deductions” or “fair compensation” leave too much unresolved.
Deposits and advance rent: separate the payments
A booking deposit, security deposit and advance rent serve different purposes. Label each payment and state whether it is refundable, when and under what conditions.
Do not assume another country’s deposit-protection scheme applies. Establish who holds the money and owes the refund.
If a landlord asks for a full year upfront, negotiate staged payments where possible. A discount needs to justify the risk of having substantial money tied up.
Before transferring funds:
- Complete identity and authority checks.
- Agree the lease and any outstanding repairs.
- Verify the receiving account and any authorised third-party recipient.
- Obtain a receipt identifying the property and purpose of payment.
For a reservation payment, put refund conditions in writing first. Avoid large cash payments without a reliable record, and never leave your original passport as security.
Practical checks for renting in Lombok
If you want to rent a villa in Lombok as a foreigner, inspect it as a home rather than a holiday photograph.
Senggigi, Batu Layar and surrounding areas
Visit at different times. Check road access, neighbourhood noise, drainage, dampness and the actual commute. In hillside properties, test water pressure and inspect access after rain where possible.
Kuta and South Lombok
Ask about nearby construction and any owner-use or event-period exclusions. If you are paying for exclusive possession throughout the year, the contract should reflect that.
Check internet performance inside the villa, including upload speed and mobile backup. A router or advertised package speed does not establish dependable working conditions.
Gili Air, Gili Meno and Gili Trawangan
Clarify water source, storage, electricity arrangements, waste charges and how repairs are organised. Ask who pays for technician travel and deliveries from the mainland.
Across Lombok, record whether electricity uses prepaid tokens or a billed meter. Specify pool maintenance, gardening, pest treatment, septic servicing and air-conditioner servicing. Ask the landlord to cooperate with legitimate address documentation and applicable reporting requirements.
Red flags that should slow you down
Be cautious when:
- Ownership or authority documents are repeatedly “coming tomorrow.”
- You cannot inspect the property or verify the owner independently.
- Payment is urgently requested to an unexplained third-party account.
- The landlord can end the lease at will while keeping all prepaid rent.
- The deposit has no return deadline or defined deductions.
- Renewals are “guaranteed,” but future pricing is unspecified.
- An agent discourages translation or independent legal review.
Protect yourself at handover—and when leaving
Prepare a signed inventory with dated photographs, appliance condition, existing damage, meter readings and the number of keys. Send any agreed repair list in writing before moving in.
Keep the signed lease, receipts, correspondence and inspection records together. At departure, repeat the inspection and record possession being returned.
If a disagreement arises, send a clear written request referring to the relevant clause and supporting evidence. Follow the agreed dispute process and obtain local legal advice before withholding rent or taking unilateral action.
Questions & answers
Can I rent a house in Lombok as a foreigner without forming a company?
Generally, yes, for personal accommodation. Check your eligibility, the landlord’s authority and your separate immigration obligations.
Will I recover prepaid rent if my visa plans change?
Do not assume so. Negotiate a visa-related or general break clause before signing, including evidence, notice, deductions and refund timing.
Can I advertise the villa on Airbnb while away?
Only after checking written landlord permission and applicable business, accommodation, tax and immigration requirements. A residential lease alone is insufficient.
Is a notarised lease necessary?
Not every ordinary residential lease requires notarisation. For substantial advance payments or complex terms, ask a local lawyer whether a notarial deed would provide useful additional protection.
Can an agent sign my long-term rental agreement?
Only if the agent has valid authority covering the property, signing, payment receipt and related actions. Verify that authority directly with the owner before transferring money.
